I - the Buyer - A Realtor's Experience in buying a home my first step.

I want you to follow me through my home buying process. I have now been in my home since December 1, 2008 and my lease is up on November 30, 2009. We are in March 2009 and I have decided to begin my process so that I have time to find the right house for me and my family. Most important thing here is that I am an active licensed Associate Broker with Long and Foster. This is important because as a buyer I now have a different role in the home buying process - your role - the buyer.

The first problem we are encountering is that we love our neighborhood where we currently rent. It's not really a problem other than we would like to live in this neighborhood. My son walks to school and we walk to church on Sunday morning, even if it's raining, snowing or just plain beautiful. The park is nearby and my son enjoys his afternoon after school in the park. We love the fact that we don't have to drive anywhere.

I heard about a buyer's program called NACA. Please know that I am a realtor and this is the first time I heard about this. I did some research I learned that this program offers buyers 100% financing without mortgage insurance which is also called MI for short. Well, needless I found this hard to believe.

The first step is to attend a NACA workshop. I did attend one on Saturday, March 7th. It was informative and I am going to go this route because this seems the most intelligent route to go. The next step is to meet with my counselor which is April 1st. I have several things I need to do prior to my meeting. I received instructions from my counselor.

Now the next question you have is what is NACA. NACA is a non-profit organization that has the best mortgage available at 100% financing at below market interest rates with no mortgage insurance. There are some restrictions but the most important restriction is there you must not own a property at the time you are closing on a NACA loan.

  1. As time passes, there have been a lot of programs to help people to buy the house of their dreams. Back at the time when I was buying a house in Alberta, best mortgage rates are the one thing that I am trying to find, to balance my other expenses and payment for the house.

    After buying my new Alberta home, loans are indeed payable!
